NFIP Plans

NFIP flood insurance plans are backed by the federal government. Coverage can include building and contents. Rates are determined by factors like location, flood zone, and elevation rather than individual claim history.

Plans are available to homeowners, renters, and business owners.

Private Flood

Private flood plans can offer broader coverage and faster claims service than standard NFIP policies. They can provide higher limits for building and contents, with options for living expenses and replacement cost.

Premiums are based on modern risk models rather than outdated flood maps.

  • Many homeowners assume their standard homeowners or renters insurance plan covers flood damage, when it typically does not.

    If your property is located in a high-risk flood area and you have a federally-backed mortgage, federal law usually requires flood insurance.

    Even when not required, flooding can happen outside of high-risk zones, so coverage may still make sense.

  • Flood insurance usually includes physical damage to the insured building, and in many policies your personal property inside the building.

    Things excluded are typically additional living expenses, sewer backup or water seepage (unless directly caused by a flood event defined by the policy), and flood damage to property outside the insured building, like other structures or vehicles.

  • Most flood plans have a waiting period of 30 days from purchase to when coverage takes effect, however exceptions may be made if a home settlement is happening. Rules can differ for private flood plans.

  • Under the NFIP, building coverage for single family dwellings cannot exceed $250,000, and personal contents cannot exceed $100,000. Private flood insurers may offer higher limits.
